Dolan & Murphy, Inc., has been a part of the Aurora community for more than 50 years. In 1965, Daniel D. Dolan and James O. Murphy combined their talents as Commercial Industrial Real Estate brokers and formed Dolan & Murphy, Inc. creating the first real estate firm in the Fox River Valley exclusively specializing in commercial, industrial and investment properties.
In the years to follow, Dolan & Murphy, Inc. became deeply involved in annexing and zoning thousands of acres in Aurora including Kane County and Aurora’s first pre-zoned industrial land that became the area’s first industrial parks. In addition, Dolan & Murphy, Inc. played an integral role in formulating the City of Aurora’s Zoning Ordinance and Comprehensive Plan in the 1960s, advocating the designation of thousands of acres of prime tollway and major highway land for commercial and industrial use. Most of Aurora’s present economic development has occurred on thee parcels, generating hundreds of thousands of dollars in tax revenue for the City of Aurora.
The company’s first large project, which is still its flagship, was to develop 265 acres around the interchange of I-88 and Farnsworth Avenue on Aurora’s northeast side. Today that farmland has been transformed into business and industry development – Farnsworth International Business Park, Borg Warner, O.S.I., Loctite (Teroson) Corp., M.T.I., Cano Packaging and Packaging Dimension, Aurora Tri-State Fire Protection, and A.G. Edwards, to name a few.
One of the firm’s most rewarding projects was a joint development by McDonald’s and Del Ray Farms Grocery. A dozen parcels in the heart of a residential area were combined and used for the project which has increased the tax base on the property many-fold while creating 150 full and part-time jobs and generating hundreds of thousands of dollars in sales tax.
But, their projects are not limited to any area of the community of Fax Valley. Dolan & Murphy, Inc. has projects underway throughout the valley and has many large parcels of 100 and 200 acres or larger, ready for development when the right client comes along.
Dolan & Murphy, Inc. also has become a leader in property management, with one million square feet of office and retail space, more than one-half million square feet of industrial space and more than 40 active land partnerships in their portfolio. They also handle leasing in many of their projects.
Dolan & Murphy, Inc. Is just as active today as it was 25 years ago regarding the present zoning climate and comprehensive plan for today and the future of Aurora. Once again, Dolan & Murphy, Inc. is taking a leadership rose in advocating diversity. They are arranging zoning and densities that will allow access to housing for all segments of the Aurora community. The diversity will provide access to home ownership for many and availability of rental units for others. It will also create a balance of residential development that will be self-sufficient in producing tax revenues.

Additionally , Dolan is currently on the Board of Directors for NICAR, Northern Illinois Commercial Association of Realtors, having just been named it’s Realtor of the Year for 2014 and is on the Illinois Association of Realtors Commercial, Industrial and Investment Committee. Daniel T. Dolan, is President of the real estate firm of Dolan & Murphy, Inc., located in Aurora, Illinois. Dolan & Murphy, Inc. is a family firm of which Daniel T. Dolan has been employed since 1973. Daniel received his Real Estate salesman’s license in 1974 and his Real Estate broker’s license in 1976. He was awarded his CCIM designation by the Realtors National Marketing Institute, an affiliate of the National Association of Realtors, in May of 1982. Dolan was on the Board of Directors of the Northern Illinois CCIM Chapter for a period of four years and served as its President in 1987. Dolan was directly involved in the organization of the Real Estate Consortium, and very actively involved nationally in creating regionalization of CCIM Chapters under the guidelines of the Realtors National Marketing Institute. In 1994, Dolan was solicited to be on the Board of Directors of NICAR (Northern Illinois Commercial Association of Realtors). This newly formed Board of Realtors was designed to provide Commercial Real Estate practitioners with professional, educational, and legislative services not available from any other centralized source, operating as a clearing house for industry information and activity.
In 1997, Dolan was asked to serve on the Board of Directors of Harris Bank-Aurora, a position which he held for 12 years. In 1999, Dolan was appointed to serve on the Board of Directors of the Aurora Chamber of Commerce, and as Chairman of the Economic Development Group comprising of Development and Public Works, Legislative Action and Central City Development. Dolan was appointed and served as Chairman of the Greater Aurora Chamber of Commerce 2002-2003.
In 2004, Dolan was asked to join the Seize The Future Foundation Board of Directors in conjunction with the Aurora Economic Development Corporation, a position he still holds.
In 1981, Dolan began syndicating real estate in the form of Private Illinois Limited Partnerships. He structured the acquisition of several neighborhood shopping centers, office buildings, and industrial complexes. In the early 1990’s Dolan began forming several land partnerships to purchase, develop, and build several retail, office and specialty-use buildings and continues to do so to this date.
In May of 1999, Dolan established Dolan & Murphy Management, L.L.C. to provide Management Services for his partnerships and others throughout Aurora and the Fox Valley, and currently manages approximately 1 million square feet of retail, office and industrial properties. As a Real Estate Broker/Developer, Dolan has represented such companies as The Levy Organization, Loctite Corporation, McDonald’s, TriCon Global, Marriott, Aldi, Inc., Crown Development Group, Amli Realty, American Food Stores, Walgreens, BP Amoco and Mobile Oil, as well as several other retail tenants, and is affiliated with select individual investors throughout Europe.
Dolan has been actively involved with several philanthropic endeavors throughout the community over his 40 years in business. Dolan has always believed that he can make a difference, and his approach is to “Sheppard the old, heal and protect the young, and feed the hungry”. Dolan has made a conscientious decision, at this point in his career and life, to concentrate on two major endeavors which he holds close to his heart: The Annual Holiday Food Drive and CASA Kane County.
The Annual Holiday Food Drive runs each year from November 1st until the day before Thanksgiving, and benefits the Aurora Interfaith Food Pantry. The goal of the Annual Holiday Food Drive is to collect enough food to ensure that no one in our community is ever forced to go hungry simply because they cannot afford to buy food.
CASA Kane County is a non-profit, volunteer organization that advocates for the best interests of abused and neglected children within the Juvenile Court system. Dolan currently serves as Co-Chairman of CASA Kane County’s Chairman’s Advisory Panel, and has been on the CASA Board of Directors since in 2012. CASA Kane County relies on over 240 trained, community volunteers who represent over 550 abused and neglected children each year.

Ryan J. Dolan has been associated with the Real Estate Firm of Dolan & Murphy, Inc. since receiving his license in April of 1996. Ryan is the youngest son of company President Daniel D. Dolan and brother of company Vice President Brian K. Dolan and Treasurer Daniel T. Dolan.
Ryan is a 1991 graduate of Aurora Central Catholic High School and attended Waubonsee Community College and Kishwaukee College, respectively. In early November, 1999, Ryan completed coursework and obtained his broker’s license. Ryan has specialized in the sales and leasing of Commercial and Industrial property in and around the Fox Valley Area, as well as the listing and sales of farm and development land sites. Ryan oversees in excess of half a million square feet of Commercial, Industrial and Office property plus several hundred acres of farm and development land owned by Dolan & Murphy partnerships.

J.D. Dolan graduated from Eastern Illinois University with a Bachelor’s of Science degree in Marketing in 2011. J.D.
